Rental Criteria
1) Security Deposit and Application Fee
Lease Terms
- A security deposit is required on all units prior to move in.
- The non-refundable application fee is $30 per person.
- Income: Gross monthly income must be three times the rental amount. Incomes are not combined for unmarried couples or roommates. Inconsistent income must be verified with pay stubs, previous year's tax return, or other acceptable forms of written confirmation. Co-signers, scholarships, or allowance from parents are subject to approval from management.
- Credit History: Minimum one line of satisfactory credit. Credit must be satisfactory for previous 12 months. Past due or collection items on report must be paid in full, with written verification or receipts provided.
- Rental History or Ownership Verification: Satisfactory payment and rental history, must be eligible to re-rent at previous community or property, proper 30-day notice given, no evictions and no foreclosure proceedings.
- Employment: Minimum six months stable employment history.
- Pets are welcome but must be approved by property manager prior to signing lease. Rotweillers, Pit Bulls, Akitas and other large dogs are generally not permitted. A fee of $50 will be added to monthly rent for pets.
